Modular Homes have always been a great option, but in July 2026 the Irish Government changed planning laws to allow more flexibility in what people are permitted to build in their own gardens / adjacent to their own homes, making the overall process simpler.
Not only can they provide much needed additional living space, they can be used as a home gym, outside office, art studio – just about anything.
Groundwork for Modular Homes / Garden Rooms
While prefabricated Modular Homes can be easily ordered off of plans, the associated groundwork has to be completed by qualified professionals with experience in dealing with the specific requirements of each job.
We have years of experience in completing the necessary groundwork for our clients, depending on the specific needs of each client. Some of the most common preparatory work required for modular homes include:
- Site clearance
- Digging and backfilling roadways and driveways
- Preparing access for delivery trucks and equipment
- Digging foundations and filling with hardcore, blocks, or concrete as required
- Running water pipes and ducting for electricity, etc
- Wastewater and rainwater disposal, including:
- installing new septic tanks, or connecting to existing sewage systems
- installing mechanical aeration units, percolation areas etc
- Installing Radon barrier membrane
- Landscaping such as:
- preparing and pouring paths
- laying kerbs, paving, tarmacadam
- levelling surrounding ground and reseeding lawns, etc

Modular Home Ground Preparation in Killarney, Co. Kerry
Here is a recent project we completed in Killarney, Co. Kerry, where we carried out all the preparatory work for a modular home at the back of a dwelling house. We cleared and dug out the site and dug out and installed a gravel driveway. We ran all necessary ducting and wastewater pipes and poured a continuous concrete foundation around the perimeter of the pre-built structure, based on the provided specifications. We then backfilled and compacted the base and levelled around the outside of the foundation, in preparation for the delivery of the new modular home.
